At Shoreline Appraisers, our mission is to deliver accurate, objective, and reliable appraisal services for commercial real estate valuations. Ben Rumsey, MAI is a commercial real estate appraiser with over a decade of experience valuing properties across the Central Coast, Greater San Francisco Bay Area, and Central Valley. He brings a strong understanding of local market dynamics, investment fundamentals, and disciplined valuation methodology to every assignment, with a focus on providing clear, well-supported conclusions that clients can rely on.

Ben began his commercial appraisal career in 2013 and spent much of his time with a regional firm based in Santa Cruz County. Over the years, he has completed a wide range of appraisals throughout California for lenders, attorneys, investors, public agencies, and private clients. His experience spans industrial, office, retail, multifamily, mixed-use, land, agricultural, and special-purpose properties, supporting needs such as financing, acquisitions and dispositions, estate planning, partnership matters, and tax-related purposes.

His work on complex income-producing properties has given him a strong foundation in income capitalization techniques, market rent analysis, highest and best use studies, and narrative reporting suitable for both review and court-related purposes. In addition to his valuation practice, Ben is actively involved in the commercial real estate brokerage community, providing him with ongoing exposure to live transactions, leasing activity, investor behavior, and real-time market trends. This dual perspective allows him to approach valuation with practical insight into how properties actually trade and perform.

Ben founded Shoreline Appraisers to provide independent, credible, and locally informed commercial real estate valuations, with an emphasis on professionalism, responsiveness, and analytical rigor. He lives in Capitola with his wife and their twins, and his family’s deep ties to the area further reinforce his commitment to serving the Central Coast community with thoughtful, market-grounded appraisal work.
